City Review of Revised Proposal for Biltmore Fashion Park Tower

Macerich Co. has resubmitted plans for consideration less than two weeks after withdrawing an application to develop a tower at a popular shopping destination in the Valley. The company’s previous application was reported to have been withdrawn on February 21, 2024.

Macerich has joined forces with Red Development, based in Phoenix, to construct a combination-use building at the Biltmore Fashion Park, located on the northeast corner of 24th Street and Camelback Road in Phoenix. The initial proposal for the project, submitted to the Phoenix planning hearing officer (PHO), indicated intentions to build a 10-story, 140-foot-tall office tower.

According to Jeff Moloznik, Red’s senior vice president of development, the plans for the tower have been revised to make it a mixed-use building and potentially qualify for a height increase of up to 165 feet.

If the necessary approvals are obtained, the ultimate combination of purposes that the new structure will fulfill will be determined by the demand in the market. According to Moloznik, Red and Macerich are currently considering various possibilities for a commercial establishment that would include retail stores, dining options, and entertainment facilities, as well as office spaces, hotels, and residential units.
